Debbie Solano, CRS, CDPE, is an experienced Tulsa and Broken Arrow short sale agent, specializing in the marketing and sale of horse properties, hobby farms, and cattle ranches, while also selling homes and land in midtown Tulsa and throughout the suburbs and small cities surrounding Tulsa, Oklahoma, including Broken Arrow, Jenks, Owasso, Collinsville, Coweta, Claremore, Inola, Catoosa, and Verdigris, among others.

It is becoming apparent that the unique combination of being a farm and ranch specialist along with knowing how to put together a short sale and keep sellers from losing their homes to foreclosure has created a niche for which few REALTORS® are qualified. Having learned that buyers have to really love the house to stay in the deal by witnessing buyers walking away from imperfect properties, Debbie has learned various strategies for dealing with those properties and can present options to sellers when it looks like foreclosure will be forthcoming despite the best efforts of all involved in doing a short sale.

Debbie first began learning how to help sellers by doing short sales in 2007 when she attended an introductory course offered by Angie Morris at Coldwell Banker Select. She listed a home that was soon to be foreclosed on in Broken Arrow, OK. A buyer was found quickly and a contract was signed. The short sale negotiations were handled by a third party and the entire deal busted eventually because the Bank of America (the seller’s lender) would not agree to raise the water heater so it could be raised for inspections. Frustrated by the experience, Debbie decided to learn more about the process and learn to be more involved in the negotiations with the seller’s lender.

In 2008 Debbie entered into a mentoring relationship with Angie Morris and began learning special techniques of working short sales. In 2009 she successfully completed a hands-on short sale certification program offered by Coldwell Banker Select. To complete the program she had successfully to close two listings after negotiating with the sellers’ mortgage lenders to approve contracts between buyers and sellers.

Debbie and a couple of other Tulsa and Broken Arrow real estate agents with Coldwell Banker Select were coached by Angie for several hours each week while struggling to close on those first few short sale deals. Angie was present to work with Debbie throughout the process and offered suggestions and solutions as special problems arose. Each member of the class learned from the coaching offered to other class participants. Hence, Debbie was able to learn from the experience of other agents in the company who were also learning the ropes of how to do short sales.

During that time of training, several deals did not go through because the buyers backed out of the purchase contracts while waiting for the sellers’ lender to approve the deals. Most found other homes in the meantime that they could get into without the hassle or the wait.

Debbie has since taken several classes offered at the Greater Tulsa Association of REALTORS® regarding short sales and has participated in numerous webinars in preparation for the SFR designation as a short sale specialist. She also participates in an ongoing nation-wide short sale mastermind group, sharing knowledge and ideas with other short sale agents throughout the country.

In 2013 Debbie became a Certified Distressed Property Expert (a CDPE).

Debbie is already a Certified Residential Specialist (CRS), a Seniors Real Estate Specialist (SRES), an Accredited Buyers’ Representative (ABR), a GRI designee, an e-PRO® internet specialist, and an REO specialist.

Developing her business marketing and selling farms and ranches in Northeast Oklahoma, Debbie has taken several classes offered by the REALTORS® Land Institute in preparation for acquiring her designation as an Accredited Land Consultant.
